This mall has the only IMAX in the Charleston area. It also has the largest Belk & Dillard's locations in Charleston. Centrally located, easily accessible and convenient to all areas of Charleston.

Citadel Mall's tenant mix should not be defined by the neighborhood directly across from it. The fact remains that Citadel Mall could, does and has always drawn from ALL parts of the tri-county, including the more affluent areas of Kiawah & Seabrook Islands. The mall has the largest Belk & Dillard's stores in the area and is the only mall with 6 anchors and an IMAX. The core elements are already in place. With some targeted marketing, a new name and image and the right stores in place, Citadel Mall could be an extremely successful property. West Ashley residents also have buying power. The median income of West Ashley's population isn't at poverty level. The problem with Citadel Mall is its image and lack of appealing stores. Remodel, renovate, and bring in merchants that people want and the mall will definitely come back bigger and better than it was when it was new.

This mall has tremendous potential. Great, easily accessible central location. 5 anchor stores and a Dick's Sporting Goods, a new IMAX. The core to make this mall successful again is already in place. It simply needs updating, a new, fresh look, nice landscaping, a stucco exterior and more modern exterior architectural features to make the mall look like a property that people will want to visit. If marketed corrected and targeted toward a more upscale demographic, Citadel Mall will undoubtedly be successful. For that to happen, monies first have to be invested to make it look better so that tenants (and shoppers) will want to return to the mall. It needs a more upscale anchor like a Macy's or Nordstrom, a family "place" to attract people, like Dave & Buster's and nicer mid-range specialty stores to fill in. Also free-standing restaurants constructed in the vastly empty sea of asphalt along the mall's perimeter would do well. Charleston is a city that can support a nicer mall with more upscale stores. Citadel is the perfect location. The adjacent Southpark Centre office property is currently for sale. A smart developer may consider combining the two properties into one, adding a hotel, a nicer department store and other amenities. Citadel could be a wonderful asset to the community. It lacks vision, it needs extensive renovations and a plan to bring in better stores and restaurants. If this happens, the mall will become successful.
