The most impactful issue with short-term rentals is not noise/pollution/traffic; it's that landlords converting their would-be long-term rentals into vacation rentals causes the long-term rental costs to skyrocket, due to decreased availability & higher demand. It's one thing for a homeowner to rent out a room in a house they live in, or post their home temporarily on a vacation rental site when they themselves will be out of town- it's a whole other bag to take a home that would be rented out to a permenant city resident and convert it to an airbnb to make a quick buck. It does the city as a whole a disservice. You want the people who make Charleston such a destination f&b town to be able to afford to live here? You want the tourists to keep coming back? Many cities have fought or outlawed Airbnbs specifically because of long-term rental inflation, not just because of the hotel industry.
